Questions
How much does it cost?
From £58. The price depends on the size of the home: £58 for up to 2 bedrooms (under 100 m²), £75 for 3–4 bedrooms (100–180 m²) and £95 for 5+ bedrooms (over 180 m²). Location can also affect it. We take the floor area from the property's last EPC where there is one, otherwise we ask how many bedrooms it has, and you see the exact price before you pay. Nothing else to pay on the day.
Who needs an EPC?
You need a valid EPC before you market a home for sale or let it to a new tenant. Landlords must also meet the minimum rating (currently E) for most private rentals, unless an exemption is registered.
How long does an EPC last?
10 years. You can use the same certificate for any sale or let in that time, unless a newer one has been lodged.
Do I already have one?
Search your postcode on the government EPC register. If there is a certificate less than 10 years old, you may not need a new one, although a new survey can reflect improvements you've made since. Search the register.
How long does the visit take?
Usually 30 to 45 minutes for a typical house or flat. The assessor needs to see every room, the loft hatch, the boiler and heating controls, and the meters.
Do I need to be there?
No. Someone needs to let the assessor in: you, your tenant, your agent, or a key safe. Choose the option when you book and we'll pass the details on.
What should I have ready?
Anything that proves improvements the assessor can't see: cavity or loft insulation guarantees, window certificates, boiler details or solar panel paperwork. Without it, they must use standard assumptions, which can lower the rating.
When do I get the certificate?
The assessor lodges it on the official register, usually within a working day or two of the visit, and we'll send you the link. It's also available on the register to download at any time.
What if my rating is low?
The certificate includes a list of recommended improvements with their typical cost and the rating they could reach. Once the work is done, a new EPC will show the better rating.
What if no assessor is available?
We offer your job to every accredited assessor near you. In the rare case nobody can take it within 24 hours, we cancel it and refund you in full automatically, so you never have to chase us.
Can I cancel?
Yes. You have 14 days to cancel, and you get a full refund if an assessor hasn't accepted your booking yet. See our terms for the details. Read the terms.
