Ready EPC
Cost and process

How much does an EPC cost in the North East?

With us, a domestic EPC costs from £58 to £95 depending on the size of the home, and you see the exact price before you pay. That includes the visit and lodging the certificate on the government register, with nothing to pay on the day.

What affects the price

  • Size. A bigger home takes longer to measure and survey, so we price by size. We use the floor area from its last EPC where there is one, otherwise you tell us the bedrooms.
  • Location. Prices can vary a little between areas.
  • Who you book through. Estate agents often add an EPC to their package, sometimes with a margin on top.

What should be included

When you compare quotes, check that the price covers:

  • An accredited assessorA qualified Domestic Energy Assessor visits the home.
  • Lodging the certificateAn EPC isn't valid until it's on the government register.
  • No extra feesNo admin, booking or call-out charges on top.
  • RecommendationsEvery EPC lists improvements with typical costs.
All of these are included in our price, and your card is only charged once an assessor accepts your booking.

Questions

Is a cheaper EPC a worse EPC?
Not necessarily. Every assessor must be accredited and use the same government-approved method, so the certificate is the same whoever does it. Thoroughness matters, though: an assessor who records insulation and heating properly gets a more accurate rating.
Do I pay more for a flat?
No. Flats are usually smaller, so most fall into our lowest price.
